One of the best ways to get your home to sell quickly and get the most money out of it is to get it in “sellable” condition before putting it on the market. A big part of that is making any needed repairs.
Cosmetic fixes
One of the first thing a potential home buyer is going to notice about your home is imperfections and defects. Before putting your home up for sale, make sure you patch up any cracks or divots in walls and touch up any spots where paint is in poor condition. You should also repair any tiles or other flooring that’s cracked or otherwise in disrepair. Fix any broken window panes, seal up cracks in concrete.
Plumbing repairs
While potential buyers walking through your home may not notice leaky faucets, sinks that don’t drain properly and toilets that run, a competent home inspector will. These sorts of things are relatively easy and inexpensive to fix, and fixing them can save you money and headaches in the long run. Other potential plumbing fixes you may need to make are repairing broken sprinkler heads and making sure sump pumps are operational.
Electric repairs
Make sure all of your lights work and that there aren’t any burned-out bulbs. You also want to make sure that all electric systems are working properly. Check all your outlets to make sure they are working and have an electrician fix ones that aren’t operational.
Structural repairs
Before putting your home on the market, it’s a good idea to examine the structure. If there are any missing shingles on the roof or if you have water spots on ceilings that suggest leakage, you should have your roof inspected by a professional. Also investigate any issues that suggest problems with your foundation, such as sloping floors, cracks in basement walls or cracks in the exterior or the house. Have any of these issues evaluated by a professional.
